Policies
Rental Terms & Conditions:
Village Properties reserves the right to cancel or reassign units in the event of program changes or unavailability or circumstances beyond our control. Unit prices, availability and specific accommodations are subject to change without notice.
Minimum Night Requirements: Depending on time of year, rental homes and condominiums may adhere to a minimum night stay requirement.
Minimum nights are required for, but not limited to, the following time periods:
Thanksgiving – 3 night minimum
Christmas/New Year – 5 night minimum from 12/26 to 1/1
Martin Luther King weekend – 3 night minimum
President’s Day weekend – 3 night minimum
Memorial Day weekend – 3 night minimum
Labor Day weekend – 3 night minimum
Summer – 5 night minimum
Some individual homes and condominiums may require other minimums than posted. Homes and condominiums reserved for less than the minimum required number of nights may be cancelled or moved. If you wish to rent for less than the minimum number of nights required, please telephone our office (1-800-786-7483) and a reservationist will assist you in locating a home that may accommodate a shorter stay.
For guests requesting 30 nights or longer, please call us at 1-800-786-7483, and a reservationist will be happy to assist you.
Cancellation Policy: For cancellations prior to 60 days of your reservation a $25 cancellation fee will be imposed. Please call 1-800-SUNRIVER (1-800-786-7483) for reservation cancellations / changes or for other reservation information.
For cancellations within 60 days of your reservation forfeiture of the entire rental deposit is imposed. Please call 1-800-SUNRIVER (1-800-786-7483) for reservation cancellations / changes or for other reservation information.
Security Deposits: Units sleeping 10 or more require a security deposit. Most units sleeping 8 or less, if paying by credit card, require no security deposit; we will hold your credit card number as a deposit. If paying in cash or check a minimum security deposit for the home is required prior to arrival. Security deposits paid with cash or check will be returned within approximately 10 business days after your departure. You will be billed for damages to home, carpet or contents, and any other breach of rental agreement or violation of Sunriver rules, loss of keys, towels and linens. Deposit will be refunded only to the person named on the credit card or rental agreement.
Maximum Occupancy: The maximum number of guests per unit is established per Deschutes County code 5.12.020 & 5.12.060©. Maximum occupancy limits are strictly enforced. If maximum occupancy is exceeded, you will be asked to vacate the property and forfeit any rental payment or rent additional accommodations.
Rental Payment: Final payment is due 60 days prior to arrival. When booking online, the entire balance of your stay will be charged to your credit card at time of booking. Other Payment may be made by: cash, personal check or credit card (we accept VISA, Master Card, American Express and Discover).
Cleaning Fee: All units have a non-refundable cleaning fee.
Non-Smoking: Smoking is strictly prohibited in all homes.
Miscellaneous: The guest of record must be 21 years of age or older. No rentals will be made to vacationing students or singles under the age of 25. Any reservation made under false pretenses will be subject to forfeiture of advance payment of rent and deposit, and the guests will not be permitted to check-in.
Pets are welcome in a small number of homes and only with prior approval. The presence of a pet in a home without approval will result in the forfeiture of deposits and eviction from the home.
We reserve the right to substitute your vacation rental unit.
A minimum stay may be required and may vary according to the season and the home.
Rates are subject to change without notice. Other restrictions may apply.
Amenities & Appliances (Such as Hot Tub, Washer/Dryer, TV/DVD, etc) are subject to down time for repair or maintenance.
A county/state room tax and recreation fee of 16% is collected on the total rent for each reservation. A county housekeeping tax of 7% is also added to your reservation.
Check in time begins at 4:30 P.M, should your home be ready before that time we will gladly give you an earlier check in time. Properties are not guaranteed to be ready at 4:30 P.M.
Check out time is 11:00 A.M. Unauthorized use of a property after 11:00 A.M. may result in a charge of $75.00 per hour.
By completing the following information you will be creating a binding agreement to rent the designated accommodations and are subject to the "terms and Conditions" of this agreement.
Any exceptions to the Rental Terms and Conditions must be approved in advance by management, in writing.
By giving your credit card number on the following screen, you agree to the above stated policies.
You also agree that you are the legal cardholder authorized to use this credit card number.
Village Properties manages privately owned homes and condominiums. When you confirm your reservation with deposit your unit will be assigned, however, no unit request is guaranteed.
